it is really important to us. but i did want to say we are thrilled we are in a position already known as we are that we can give back to our community by yes serving amazing food and a fun environment that we can incorporate the neighborhood. aside from hosting the nonprofit bowling days our restaurant offers specific menu items and a dollar from each item dollars to youth supporting projects and we rotate that out monthly to reach as many organizations as possible. some of the organizations in the district of root division and tee pees and for the childrens' reading and author's program that they have, and we also just hosted a police versus fire department bowl off for their toy drive charity and it's going to be an annual fundraiser now and in case you're wondering the fire department did win by over 80 pins but we're grateful to be part of a amazing community and neighborhood and we're thrilled so thank you guys so much. there were some that were very heavily used. there were some that were much less used. there were some that started strong and dropped off. that picked up later on. the highest utilization were greenwich, valencia 17th, clay fillmore, [speaker not understood], fourth and clement. so, even in some of those spaces there were some issues, which i'll touch upon some challenges which, again, the purpose of the pilot to identify what some of those would be. the other measure we looked at -- oh, i should mention when you're looking at this chart, you'll see a bar going across. and that was basically a control group of off-street spaces that also i think somewhat comports with industry averages or where we'd want to be. you could see some of them hit that bar right off the bat. some of them were approaching it. some were quite a bit away. similarly on this chart, this is looking at unique users, another measure that the industry looks at. generally we found that there was where you had high utilization, you had a number of high users. the purpose of this is to see how broadly b

, while it was a high-use car-share space, we had a lot of enforcement problems with it. but we have parking garages, mta parking garages nearby, so, that might be a neighborhood just as an example where more off-street space might get people close enough to where they want to be without having to deal with some of the enforcement challenges. so, looking forward, and this gets a little bit to the question, what we want to do is advance a larger, much larger scale on-street pilot taking lessons learned on outreach, on enforcement, on signage, on placement. opening it up, we did this just with one operator when i opened it up to multiple operators and try to get to more of the city. and particularly, to really figure out how an areas that don't have the service already where we don't have that critical mass, how we can maybe get to more of a critical mass. and it may require more than just a single island of car-share vehicle out in the neighborhood otherwise that is under served. so, we want to advance this pilot to see where we can make a difference on outreach and to see

it goes without saying that all of us in this city and certainly all of us in this room have been thrilled to see the giants win a second championship in the course of 24 months. there is much to celebrate. unfortunately, a number of individuals used that celebration as an excuse to engage in activity that ultimately is simply reprehensible and unacceptable. we had a number of events that happened in the mission and specifically on mission street. we had a number of trash bins that were set on fire, and we had following the victory many businesses that were covered with graffiti along the mission street corridor between 16th and 24th streets. i had the displeasure of having to survey the damage that was left that next morning, and i can tell you that it is really upsetting and frustrating and angering, actually, to see so many businesses tagged for no reason. i spoke to many of the property owners and many of them are small businesses that are already struggling in this economy and that they have to deal with the aftermath of something like that is simply unacceptable. i want to take this

this is the second time i've seen, in the lease, us using kind of a landlord advances to front the tenant improvements at an 8% enterrate. being that we're seeing this over and over again i think several of my colleagues has said this is very high if we do choose to participate, and this came up with the department of environment. i was wondering if the department of real estate is thinking in the future, if there are other ways that we can borrow money for these tenant improvements at a lower interest rate. >> well, that's a very good question, and it's timely. because we are seeing this more and more frequently. and the reason we're seeing it more frequently is that the market is changing and there is less of an allowance provided by landlord than there was when the market was softer. so as this market continues to heat up there is less advantage to a tenant. and because of that, then we have to amortize our improvement costs. the challenge we have is each one of these individual deals is have fairly small so we're not talking about a large sum of money which we would normally think of
